Overview
Northpoint replaces a derelict 1920s rail yard with a flexible-tenant logistics campus. Four cross-docked warehouses are arranged around a central service spine, each delivering a clear 40-foot interior height and capable of LEED v4 BD+C certification on a tenant-by-tenant basis.
The site engineering was as ambitious as the architecture: 380,000 cubic yards of remediated soil, two million pounds of recycled rail steel reused in the structural framing, and a stormwater bio-retention system that retains every drop on-site through a 100-year event.
